Today the pressure from an excess housing inventory, short sales and foreclosures are creating a strong buyer’s market. In fact, this is an excellent time to take advantage of some bargain housing prices and properties with positive cash flow. Sound real estate investments are not made by "timing" the market, but by proven investment strategies based on unrelenting due diligence and a long-term time frame. For long-term real estate investors the next few years will be an opportune time to buy quality real estate at bargain prices.

This concept of “Asset Allocation” had such a profound impact on the study of economics and investment management that he was awarded a Nobel Prize for Economics in 1990.
Income producing real estate has been, and will continue to be a good long-term investment. But how many people have integrated real estate into their retirement strategy as part of their overall Asset Allocation? These days, self-directed retirement accounts allow people to use (penalty free) their pensions, 401k accounts, and IRAs to invest in real estate. As an added benefit, if investing through a Roth IRA, capital gains on the property are generally tax-free because contributions have already been taxed. Investors considering buying real estate with retirement funds should always seek the advice of a tax and/or legal professional.
