Over the last several years, the real estate market, and San Diego in particular, has seen tremendous appreciation. The reality is that many new real estate investors won the real estate lottery. They did nothing but buy at the right time and watched as property prices increased at record rates. The lucky ones sold and collected their winnings, and are now hoping to get lucky again. The less lucky ones may own properties that will not rent for enough to pay the holding costs. Often, they financed these properties with variable interest rate loans, and their payments are increasing as the time it takes to sell the property is also increasing. Many of these speculators are about to become opportunities for long-term investors who have been waiting for the right time to buy.

Today the pressure from an excess housing inventory, short sales and foreclosures are creating a strong buyer’s market. In fact, this is an excellent time to take advantage of some bargain housing prices and properties with positive cash flow.  Sound real estate investments are not made by "timing" the market, but by proven investment strategies based on unrelenting due diligence and a long-term time frame. For long-term real estate investors the next few years will be an opportune time to buy quality real estate at bargain prices.

"Modern Portfolio Theory" was developed by Harry Markowitz in 1952 as the first mathematical model that illustrated how risk can be reduced through diversification of investments that have different patterns of return. This concept of “Asset Allocation” had such a profound impact on the study of economics and investment management that he was awarded a Nobel Prize for Economics in 1990.

Income producing real estate has been, and will continue to be a good long-term investment. But how many people have integrated real estate into their retirement strategy as part of their overall Asset Allocation? These days, self-directed retirement accounts allow people to use (penalty free) their pensions, 401k accounts, and IRAs to invest in real estate. As an added benefit, if investing through a Roth IRA, capital gains on the property are generally tax-free because contributions have already been taxed. Investors considering buying real estate with retirement funds should always seek the advice of a tax and/or legal professional.
